Not every Beaverton home heats with a forced-air furnace. Plenty of the older housing stock, along with additions, shops and small commercial buildings, runs hydronic heat: a boiler warming water that circulates through baseboards, radiators or floor loops. It is quiet, even heat that suits our long, damp, mild winters, and when it works it tends to keep working for a long time. When it does not, the symptoms are their own language, no heat in one zone, banging in the pipes, a pressure gauge that will not settle, or a relief valve weeping.
Boiler work is a specialty, distinct from ordinary water heating, because it involves closed-loop water chemistry, circulators, expansion tanks, zone valves and controls, plus the gas side on gas-fired units. A repair here is diagnosis first: which component in the loop is actually the fault, rather than swapping parts and hoping.
Signs your boiler needs a look before winter
- One zone or room stays cold while the rest of the house heats.
- The pipes knock, bang or gurgle when the system fires.
- The pressure gauge climbs too high or drops toward zero.
- The relief valve drips or discharges water.
- The boiler short-cycles, firing and shutting off every few minutes.
- A whiff of gas or a sooty mark near a gas-fired unit (shut it off and call).
Repairs that keep an older boiler running
Most boiler service calls are components rather than the boiler itself. A dead circulator pump leaves a zone cold. A failed zone valve heats the wrong rooms. A waterlogged or failed expansion tank sends the pressure-relief valve dripping and the gauge swinging. Air trapped in the loop makes the system knock and starves the far baseboards. Each of these is a real, fixable fault, and each is worth diagnosing before anyone talks about replacing a boiler that may have years left in it.
Low water pressure on the gauge, or a boiler that short-cycles on and off, gets traced rather than reset, because a boiler that keeps tripping is protecting itself from something that needs finding.
When replacement is the honest answer
A cracked heat exchanger or a corroded, leaking boiler block is the end of the line, and no repair brings it back safely. When a boiler reaches that point, or when an old, low-efficiency unit is costing more to run each winter than a modern one would, we lay out a right-sized replacement. Sizing matters as much as it does on a water heater: an oversized boiler short-cycles and wastes fuel, an undersized one never catches up on the coldest mornings. Installs are permitted and done to the Oregon Plumbing Specialty Code, gas and venting included.

One room is cold but the boiler runs. Why?
Almost always a zone problem, not the boiler. A dead circulator pump or a stuck zone valve can leave one loop unheated while everything else warms up, and air trapped in that loop can do the same by blocking flow. Those are targeted repairs; the boiler itself is usually fine.
My boiler pressure keeps climbing and the relief valve drips. Bad?
It is worth addressing, and usually points at the expansion tank. That tank absorbs the water's expansion as it heats; when it waterlogs or fails, pressure has nowhere to go and the relief valve bleeds it off. Replacing the expansion tank normally settles the pressure and stops the drip. We never just cap a weeping relief valve.
How do I know if the boiler needs replacing rather than repairing?
The dividing line is the heat exchanger or block. A cracked exchanger or a corroded, leaking block cannot be safely repaired, so that is a replacement. Component faults (pumps, valves, expansion tanks, controls) are repairs. If the unit is also old and expensive to run, replacement may pay for itself, and we will lay out the numbers honestly.
